Villa Baccus is located on a hillside in Tuscany. Tastefully and stylishly decorated in a typical Tuscan style. A total of 6 bedrooms and 7 bathrooms. Stay in beautiful and rural surroundings with great views from the pool (10x5m and depth of 150cm). The pool is open 30 / 4-1 / 10. Large, shaded porch with table, chairs and barbecue. The area around the pool has plenty of deck chairs and sun loungers. There is also an outdoor shower. Possibilities to heat the pool in early spring and autumn.

The property is centrally located in Tuscany, and by car you can, in about 15 minutes, reach the coast and fine beaches of Rosignano Solvay, the resort of Cecina Mare, Marina di Bibbona, Donoratico and the beautiful Rimigliano Park in the south of San Vincenzo. Also nearby are Piombino and Livorno. From these cities you can reach the island of Elba by ferry. Interesting cities you can reach on day trips: Florence, Pisa, Volterra, San Gimignano, Siena, Lucca and Arezzo, to name a few. The nearest village – Guardistello – is about 8 km away. Nearest shop for some local products about 4 km. away. There is parking on the property.

Villa Baccus is spread over two floors and has a total of 6 bedrooms and 7 bathrooms. On the ground floor are 2 double bedrooms with en suite bathrooms (one with two single beds and one with a double bed). There are also two living rooms with TV and music system. From the well-equipped kitchen (microwave, stove, dishwasher, espresso machine and coffee maker, toaster and refrigerator) you can look directly onto the covered porch and onto the poolside terrace. The villa has a laundry room (washer, dryer and vacuum cleaner) and guest bathroom. On the second floor are 4 double rooms, each with its own bathroom. All bedrooms are nicely decorated and equipped with mosquito nets. Some bedrooms have four-poster beds and bathrooms with fine stone sinks. All rooms in the villa are air conditioned. Free Wifi works in the living area on the ground floor. The network corresponds to the use of approximately 6 devices (mobile / PC) simultaneously.

The prices above are in euros and apply to weekly stays. Included in the price are bed linen and towels. Mandatory final cleaning is added and costs € 290.00. There is a surcharge for the use of air conditioning of € 0.50 per kWt (measured after use). All rooms in the villa are air conditioned.
Free Wifi works in the living area on the ground floor. The network corresponds to the use of approximately 6 devices (mobile / PC) simultaneously.
A supplement for heating gas is paid at € 6.00 per cubic meter (measured after use). Heating is normally only required for rentals for the period before May or from the end of September.
The swimming pool at Villa Baccus can be heated on request. Heating of the pool must be requested in good time (no later than 2 weeks before arrival). Price for heating is € 6.00 / m3 (measured according to consumption). NB: it is not possible to use AC and heating of the pool at the same time.
The swimming pool is closed in the periods 1 / 1-29 / 4 and 1 / 10-16 / 12 2017, but can be opened for a supplement of € 300.00 per week.
There is an additional charge for extra linen change € 10.00 per person. One supplement is paid for extra change of towels € 5.00 per person. One supplement is paid for the rental of beach towels € 5.00 per person.
Daily cleaning can be arranged on request.

When booking several weeks, you choose whether you want a midweek clean, and change of bed linen and towels at the same price as the final cleaning.
A free cot is added on request, for an additional cot a supplement of € 50.00 per piece, per week. A free high chair is added on request, for the next high chair a supplement of € 30.00 per piece, per week.
Extra beds are not allowed in the villa.
In cases of water shortage in the area, the owner may set a limit on water consumption per week. If you use more than this limit, there will be an additional cost in these cases. Price 5.00 m3. A water consumption corresponding to a normal consumption during a holiday stay will be calculated. This is a procedure that is done to avoid unnecessary use of water during periods of water shortage.
A security deposit of € 900.00 is required upon arrival for 12 people. The deposit can be paid in cash or by card. The money is returned in full on departure if no significant damage has occurred. The amount is payable in cash or by credit card on arrival.
When booking, 30% of the rental amount must be paid. The balance is paid 10 weeks before arrival.

Arrival time: Between 17:00 and 19:00. If you need to arrive after 19:00, it is important that an agreement is made in advance. You can not arrive later than 19:00 without making an appointment. If the flight is delayed, you must call as soon as possible and report late arrival. Upon arrival after 22:30, an agreement will be made to post the key. Formal check-in will take place the next day.
