Villa Caprifoglio is a lovely holiday home with pool in Tuscany. High standard, AC and pool. 8 + 2 guests. 15 km from the coast. Villa Caprifoglio is a charming stone house in typical Tuscan style. The house has an ideal location for those who want to live in the countryside, and at the same time want to be close to the coast.

The property is located on top of a hill in the Bibbona area. Just a short distance to places like Bolgheri, Casale Marittimo, Volterra and San Gimignano. The house has panoramic views over lush landscapes with cypress trees and vineyards. On warm days you can enjoy a cool breeze.

The house is tastefully and stylishly decorated in old Tuscan style, and maintains a very good standard. 4 bedrooms with bathroom. The kitchen is in beautiful Tuscan style and has direct access to the garden and terrace. Large dining room also has access to the garden. From the living room you have a beautiful view over the valley. One of the 4 bedrooms is located on the ground floor and has its own exit to the garden. On the ground floor there is laundry room and an additional bathroom. In total there are 5 bathrooms in the house. All rooms in the villa are air conditioned. In the house you will find facilities such as LCD TV, DVD and hi-fi stereo. Free Wifi works in the living area on the ground floor. The network corresponds to the use of about 4 devices (mobile / PC) simultaneously.

Outdoor areas

The terrace is covered, and can be used even when it rains. On the terrace you can enjoy warm summer nights, and outdoor meals with family and friends. The house has an outdoor barbecue. Around the swimming pool (10x5m, depth 1.45m) is a tiled area for sun loungers. The pool is open from May to September. The pool is closed in low season, can be opened at an additional cost. From here you have a panoramic view over the valley. The swimming pool at Villa Caprifoglio can be heated on request. Heating of the pool must be requested in good time (no later than 2 weeks before arrival).

Location

Villa Caprifoglio is centrally located in Tuscany, and by car you can easily reach the coast and beautiful beaches. 15 minute drive brings you to the fine sandy beaches of Rosignano Solvay, the resort of Cecina Mare, Marina di Bibbona, Donoratico and the beautiful Rimigliano park in the south of San Vincenzo. Piombino and Livorno are also nearby where you can reach the island of Elba by ferry.

Interesting cities you can reach on day trips: Florence, Pisa, Volterra, San Gimignano, Siena, Lucca, Arezzo to name a few. The nearest village is about 4 km away. Nearest shop for some local products about 1.5 km. away.

Our own service office is helpful with various services such as hiring a personal chef, cooking classes, renting bicycles, guide, transport, etc.

About the villa (8 + 2)

Great villa with AC! Completely renovated in 2012. The villa contains 4 double rooms and can accommodate 8 people. Main entrance leads straight into the kitchen and living room. Right outside the kitchen is a shaded terrace with chairs and table. The kitchen is typically Tuscan with a fireplace. From the living room there is a very good view. The ground floor also contains a double room with bathroom as well as a toilet and laundry room. On the second floor there are two double rooms with bathroom and a room with two separate beds and bathroom. From the terrace you look out over the pool area. The villa has air conditioning, and heating. The house is located by itself and you have plenty of space outside and inside.

Annex (+2)

The villa has an annex with space for 2 people. This was completed in the autumn of 2013, and contains a large living room with fireplace, well-equipped kitchen with dining table, large TV screen, fitness room, playroom and table tennis table. The annex has AC and Wifi, as well as American and espresso coffee machines. One can rent Villa Caprifoglio with or without the annex.

The prices above are in euros and apply to weekly stays. Included in the price is the weekly change of bed linen and towels.
Final cleaning is at an additional cost of € 300.00 per week for 8 people. € 350.00 for rent including use of annex.

Free Wifi works in the living area on the ground floor. The network corresponds to the use of about 4 devices (mobile / PC) simultaneously.
There is a surcharge for the use of air conditioning of € 0.50 per kWh (measured after use). All rooms in the villa are air conditioned.
One supplement is paid for gas for heating of € 6.00 per cubic meter (measured by use). Heating is normally only required for rentals for the period before May or from the end of September.

The swimming pool at Villa Caprifoglio can be heated on request. Heating of the pool must be requested in good time (no later than 2 weeks before arrival). Price for heating is € 6.00 / m3 (measured according to use). NB: it is not possible to use AC and heating of the pool at the same time.
The swimming pool is closed in the vinter, but can be opened for a supplement of € 300.00 per week.

There is an additional charge for extra linen change € 10.00 per person. One supplement is paid for extra change of towels € 5.00 per person. One supplement is paid for the rental of beach towels € 5.00 per person.
Daily cleaning can be arranged on request. When booking several weeks, you choose whether you want a midweek wash, and change of bed linen and towels at the same price as the final wash.
Chef can come to the villa and prepare meals, on request.
A free cot is added on request, for the next cot a supplement of € 50.00 per piece, per week. A free high chair is added on request, for the next high baby chair a supplement of € 30.00 per piece, per week.
Extra beds are not allowed in the villa.
In cases of water shortage in the area, the owner may provide a limit on water consumption per week. If you use more than this limit, there will be an additional cost in these cases. Price 5.00 m3. A water consumption corresponding to a normal consumption during a holiday stay will be calculated. This is a procedure that is done to avoid unnecessary use of water during periods of water shortage.

A security deposit of € 500.00 must be paid on arrival for 8 people. The deposit can be paid in cash or by card. The money is returned in full on departure if no significant damage has occurred. The amount is payable in cash or by credit card on arrival. When booking, 30% of the rental amount must be paid. The balance is paid 10 weeks before arrival.

Arrival time: Between 17:00 and 19:00. If you need to arrive after 19:00, it is important that an agreement is made in advance. You can not arrive later than 19:00 without making an appointment. If the flight is delayed, you must call as soon as possible and report late arrival. Upon arrival after 22:30, an agreement will be made to place the key. Formal check-in will take place the next day.
Departure: By 09.30 the day of departure.
