Villa Baccus is located on a hillside in Tuscany. The villa is tastefully and stylishly decorated in a typical Tuscan style. A total of 6 bedrooms and 7 bathrooms. Stay in beautiful and rural surroundings with great views from the pool (10x5m and depth of 150cm). The pool is open 30 / 4-1 / 10. Large, shaded porch with table, chairs and barbecue. The area around the pool has plenty of deck chairs and sun loungers. There is also an outdoor shower. Possibilities to heat the pool in early spring and autumn.

Location

The property is centrally located in Tuscany, and by car you can, in about 15 minutes, reach the coast and fine beaches of Rosignano Solvay, the resort of Cecina Mare, Marina di Bibbona, Donoratico and the beautiful Rimigliano Park in the south of San Vincenzo. Also nearby are Piombino and Livorno. From these cities you can reach the island of Elba by ferry. Interesting cities you can reach on day trips: Florence, Pisa, Volterra, San Gimignano, Siena, Lucca and Arezzo, to name a few. The nearest village – Guardistello – is about 8 km away. Nearest shop for some local products about 4 km. away. There is parking on the property.

Villa Baccus is spread over two floors and has a total of 6 bedrooms and 7 bathrooms. On the ground floor are 2 double bedrooms with en suite bathrooms (one with two single beds and one with a double bed). There are also two living rooms with TV and music system. From the well-equipped kitchen (microwave, stove, dishwasher, espresso machine and coffee maker, toaster and refrigerator) you can look directly onto the covered porch and onto the poolside terrace.

The villa has a laundry room (washer, dryer and vacuum cleaner) and guest bathroom. On the second floor are 4 double rooms, each with its own bathroom. All bedrooms are nicely decorated and equipped with mosquito nets. Some bedrooms have four-poster beds and bathrooms with fine stone sinks. All rooms in villa Baccus are air conditioned. Free Wifi works in the living area on the ground floor. The network corresponds to the use of approximately 6 devices (mobile / PC) simultaneously.

Mandatory final cleaning is added and costs € 390.00.
A supplement is paid for the use of air conditioning.
Free Wifi works in the living area on the ground floor. The internet corresponds to the use of approx. 6 devices (mobile/PC) at the same time.
A supplement is paid for gas for heating. Heating is normally only necessary when renting for the period before May or from the end of September.
The swimming pool at Villa Baccus can be heated on request. Heating of the pool must be requested in good time (no later than 2 weeks before arrival). The price for heating is measured according to consumption and is an additional cost.
NB: it is not possible to use AC and pool heating at the same time
The swimming pool is closed in the periods 1/1-29/4 and 1/10-16/12 2017, but can be opened on request for an additional fee.
A supplement is paid for an extra change of bed linen € 10.00 per person.
A supplement is paid for extra changes of towels € 5.00 per person.
There is an additional charge of € 5.00 per person for the hire of beach towels.
Daily cleaning can be arranged on request.
We can arrange with a chef.
When booking several weeks, you choose whether you want a mid-week wash, and a change of bed linen and towels at the same price as the final wash.
A free cot is placed on request, for the next cot an additional charge of € 50.00 per piece, per week is paid.
A free high chair is inserted on request, for the next high baby chair an additional fee of € 30.00 per piece, per week is paid.
Extra beds are not permitted in the villa.
In cases of water shortage in the area, the owner may set a limit on water consumption per week. If you use more than this limit, an extra cost will be added in these cases. A water consumption corresponding to a normal consumption during a holiday stay will be calculated. This is a procedure that is done to avoid unnecessary use of water during periods of water shortage.
A security deposit of €900.00 for 12 people must be paid upon arrival. The deposit can be paid in cash or by card. The money is returned in full on departure if no significant damage has occurred. The amount is paid in cash or by credit card on arrival.
Tourist tax is not included in our prices. It is paid on the spot according to the current rates for the region.
When ordering, 30% of the rent must be paid.
The remaining payment is paid 10 weeks before arrival.

Arrival time: Between 17.00 and 19.00. If there is a need for arrival after 19.00, it is important that an agreement is made about this in advance. You cannot arrive later than 19.00 without making an agreement about this. If the flight is delayed, you must call as soon as possible and report your late arrival. Upon arrival after 22.30, an agreement will be made to leave the key. Formal check-in will take place the following day.
Departure: By 09.30 on the day of departure.
