Charming villa with view, divided into 4 apartments. The property is located on a beautiful hillside in Pistoia in central Tuscany. Pistoia is close to famous cities such as Florence, Pisa and Lucca. The villa can accommodate a total of 25 people. The villa is located on a large property with pool and lush outdoor areas. The house has air conditioning.

This is the ideal place for a holiday in beautiful Tuscany. Just find a comfy chair, soak up the scent of lavender and enjoy the Tuscan countryside and the view of small villages. The Italian family who own the house welcomes their guests with homemade jams, fresh eggs and maybe a cake. They do not live on the property themselves, but often stop by to tend the garden. On request, they can prepare dinner for their guests.

On the property you will find small cozy hand-painted wooden signs that tell where you can find everything from playground, parking lot, barbecue area, and pool (10x9m, depth 1.40m). The pool is open from May to September. If necessary, ask for extended opening. The owners are garden enthusiasts, and on the property you will find a lot of different flowers.

The villa has been recently renovated. The apartments are well equipped and have a charming style. They have a living room, kitchen and bathroom. All apartments have a private patio with table and chairs. In high season the property is rented out as one large unit. The villa is located on a hillside where there is often a slight breeze, and is built with thick brick walls that keep the heat out. There are mosquito nets on the windows so you can sleep well with the windows open.

For those who love cycling or running during the holidays, the conditions are perfect on the hillside by the property. In the fall, you can participate in the harvesting of olives and see how they make “Extra Virgine Olive Oil”. The taste of white bread dipped in freshly squeezed oil must be experienced.

Pistoia is located in central Tuscany with the opportunity to visit famous places such as Florence, Pisa, the Chianti wine region and Lucca. Lucca’s historic center is one of Tuscany’s most cozy ancient medieval towns, and is charming to visit. Pistoia is an undiscovered cozy town. Here there is a good selection of shops and restaurants. The nightlife in Pistoia is pleasant, and stands out from other Tuscan villages. Here you can find the bustling life of the aperitivo at the city bars.

The Versilia coast with fine sandy beaches is approx. 50 minutes away by car. Viareggio is a popular seaside resort where you can stroll along the lively boulevard, which has a good selection of restaurants, cafes, bars and shops.

Pisa Airport 70 km – Lucca 25 Km – Florence 50 km. 60 km by car from Viareggio with its lovely sandy beaches. The nearest grocery store is 1.8 km away. Restaurant 800 m away. Shopping center 1.5 km, restaurant – pizzeria 500 m. The nearest train station is in Pistoia 15 km away. 5 km away there is an 18 hole golf course. Thermal bath in Montecatini Terme 15 km away. About Villa Lucia (21 + 4)

The four apartments are well suited for renting by 4-5 families together. In total, the villa has 10 bedrooms. In addition, there are extra beds and a sofa bed. Air conditioning in the Mandorlo apartment (3 bedrooms). From September 2021, there will be air conditioning in all apartments with the exception of Biancospino. The following is a description of the four units Biancospino, Glicine, Corbezzolo and Casa Mandorlo, which together make up Villa Lucia:

Biancospino (2 + 1)

Small comfortable two-room apartment. Consists of a living room with practical kitchen and fireplace. Double bedroom, where it is possible to place an extra bed if needed, and bathroom. The apartment does not have air conditioning, but this is a cool and airy apartment.

Glycine (9 + 1)

Goes over three floors and is decorated in a rustic Tuscan style. The ground floor consists of kitchen with dishwasher, living room with TV, bathroom and a living room with fireplace. The second floor has three double rooms, a bathroom, as well as a single room with access to a large and nice veranda overlooking the courtyard. Through one of the double rooms there is access to the third floor, where there is a large room with a single bed, a narrow double bed and a private bathroom. The room has a balcony. From September 2021 the apartment will be air conditioned.

Corbezzolo (4 + 2)

This apartment is designed as an old-fashioned Tuscan house. The apartment has a large kitchen and living room on the ground floor, two double bedrooms and a bathroom on the second floor. In the living room there is a sofa bed for 2 people. From September 2021 the apartment is air conditioned.

Casa Mandorlo (6)

Air conditioning in all three double rooms. Goes over three floors. Ground floor contains living room with fireplace, TV, kitchen and bathroom. Exit to the garden both in front and behind the house. Second floor: Two double rooms, one of which with a good view. Bath. Third floor: Double room. Cozy patio with table and chairs.

The prices above are in euros and apply to weekly stays. Rented out Saturday – Saturday. If necessary, ask about other time periods.

Final cleaning, bed linen and towels are included and changed weekly.
There is a cost for any use of AC and heating. Read the meter and settle in cash locally.
A supplement is paid for electricity for heating, this is normally only necessary for rent for the period before May or from the end of September.
A security deposit of € 600.00 must be paid on arrival. The money is returned in full on departure if no significant damage has occurred.
Washing machine is available in common rooms. € 4.00 per wash.
The kitchen must be clean, left without dirty dishes and the refrigerator must be emptied. If you used the fireplace, it must be emptied of ash / wood. The grill outside must be cleaned. If the owner does not find this done properly, an amount can be withheld from the security deposit.
Garbage: It will be withheld € 15.00 per apartment for those who do not want to sort rubbish according to the instruction from the owner.
When booking, 30% of the rental amount must be paid.
The balance is paid 10 weeks before arrival.

Arrival time: Between 3:00pm and 6:00pm. If you arrive after 6:00pm, the owner must be informed well in advance, and a separate agreement must be made directly with the owner.
Departure: By 10:00am
