Fantastic villa for a group of friends or a family holiday. Divided into 8 apartments with AC, and large pool with panoramic views. Suitable for groups from 23 to 29 people.

Stay in the countryside on an exclusive property in the beautiful Tuscan hills of the province of Florence. Montaione (7 km away) is the nearest village with small shops, bars, restaurants and pizzerias. Less than an hour from places such as Florence, Pisa and Siena. San Gimignano, Volterra and Certaldo are 20 minutes away.

The villa, which is divided into 8 apartments, is decorated in a charming rustic style. The property is charming with flowers, shrubs, lawns and tiles. This is a perfect place for groups. Sleep and have privacy in your own apartment, and sit together outdoors. Bodega / annex with extra kitchen and large outside BBQ. Just opposite is a covered tavern / terrace with dining table and outdoor furniture. The bodega has plenty of equipment to prepare and cover meals. Included is refrigerator and dishwasher, gas stove with 6 rings, double electric ovens, microwave, refrigerator with freezer, American coffee maker, toaster. The Bodega also has a dining table for 16 people indoors. By the pool there are plenty of sun loungers, deck chairs and parasols. Private parking space available. The pool is 8m x 15m. Depth 1.5m. Jacuzzi at one end of the pool depth 70cm. The pool is open from 1 May to 1 October and is not heated. In case of good weather, the pool can be opened earlier. In the low season it can be opened for an extra charge. The pool, tavern and garden are well lit at night.

All 8 apartments have access from the large garden. All bedrooms have double beds. All twin rooms can be converted into double beds. The apartments have air conditioning and heating. Each apartment has a hairdryer. Shared laundry room with washer and dryer. Total space for 29 + 3 people. Total number of bedrooms: 17. Main villa: 13 bedrooms. Annex: 4 bedrooms. Total number of bathrooms: 16.

There is a local chef available who can come to the villa to prepare meals. Possibility also to order catering and shopping assistance e.g. shopping for breakfast the first day.

The nearest shops, banks, restaurants and all other services are in Montaione 7 km, and Castelfiorentino 6 km. Hospital: Castelfiorentino 7 km, Empoli 26 km. Train station: Castelfiorentino 6 km. Airports: Florence and Pisa (less than 1 hour). Rental car is required. Andrea Bocelli’s annual concert – Teatro del Silenzio – Lajatico 40 km away. Riding school 6km. Tennis 6km. 18 golf course Castelfalfi – 15km away.

About the villa (29 + 3):

There is room for 29 guests in the villa, and in addition to this, 3 extra beds can be added for adults or children under 12, so that the total is 32 people. The extra beds can be added to three of the apartments.

The prices above are in euros and apply to weekly stays. Rental Saturday – Saturday in the period 29 / 5-18 / 9. Otherwise 5 or 4 days. Included in the price: bed linen and towels with weekly change, use of gas, water and electricity, pool towels, welcome pack, use of WIFI, TV, free use of washer and dryer (iron and ironing board), final cleaning, parking, staffed villa (gardener / maintenance / pool man) and maid service (2 hours 2 days a week for 23 people and 3 hours Monday-Friday for 29 people). Included in the price is also the use of AC and any use of heating (from November to April).
A cot with sheets for children up to 2.5 years and a high chair is lent out free of charge (duvet and pillow items must be brought).
If you need more beds / chairs, there is an additional price, ask! Extra cot costs € 90.00 per piece / per week. Extra high baby chair and tub to wash baby in costs € 25.00 per piece / per week. Extra bed for an adult costs € 450.00 per piece / per week. Extra bed for children up to 12 years costs € 350.00 per piece / per week. It is only possible to put 3 extra beds in three of the apartments in the villa. Max 32 people. New set of clean towels / pool towels can be added on request (at an additional cost).

A security deposit of € 250.00 per apartment and 1,000 for the entire villa for 23/29 people must be paid on arrival. The money is returned in full on departure if no significant damage has occurred. You can pay / keep this using Mastercard / Visa. Prices do not include tourist tax. This must be paid on the spot. The tourist tax applies to all persons over the age of 14 and amounts to € 1.00 per day for up to 6 days.

A local chef is available and can come to prepare meals in the villa. Must be ordered in advance. Also possibility to order catering and shopping assistance eg shopping for breakfast the first day (payable on site and must be ordered in advance).
Pets can only be brought in the low season (on request).
When booking, 30% of the rental amount must be paid. The balance is paid 10 weeks before arrival.

Arrival time: Between 17.00-20.00. If you do not have the opportunity to check in until after 20:00, a fee of € 50.00 must be paid for arrivals before 23:00 and € 100.00 for arrivals after 23:00.
Departure: By 08.00-10.00
