Villa Jasmine consists of two separate units, each with its own kitchen, living room, and dining area, but when rented exclusively, it feels like one spacious villa for the whole group.

Villa Jasmine is a large and beautiful villa designed in a traditional Tuscan style, offering friends and families a comfortable vacation together. It is ideally located for those who appreciate a countryside setting with vast outdoor areas while still being close to the coast—just a 35-minute drive away.

The property is situated atop a hill in the Bibbona region, offering easy access to charming towns such as Bolgheri, Casale Marittimo, Volterra, and San Gimignano. The villa boasts panoramic views of lush landscapes, cypress trees, and vineyards. On warm days, guests can enjoy a refreshing breeze. Free WiFi is available in the ground-floor living area, but internet access is limited.

Villa Jasmine

The villa is tastefully and elegantly furnished in a classic Tuscan style with modern comforts and high standards. All nine bedrooms have private en-suite bathrooms. Two of the bedrooms are located on the ground floor and offer direct access to the garden. One of the bedrooms features a private lounge where two extra beds can be added. Additionally, for close friends or family, two more beds for children can be arranged within the villa. All rooms, including bedrooms, are equipped with air conditioning. The kitchen, living room, and dining area provide easy access to the surrounding garden and outdoor terrace spaces.

The large garden features a private swimming pool (10x5m, depth 1.45m), open from May to September. Pool heating is available in early spring and autumn upon request and at an additional cost. The pool remains closed during the low season but can be opened upon request if weather conditions allow.

The villa’s spacious outdoor dining area includes a long table and a barbecue area, perfect for evenings spent with friends—perhaps while enjoying a Fiorentina steak paired with a glass of Bolgheri red wine. Guests can enjoy peaceful days by the pool and villa, and nearby villages offer access to fresh, high-quality local ingredients.

Location

Villa Jasmine is centrally located in Tuscany, making it easy to reach the coast and beautiful beaches by car. In approximately 20 minutes, you can visit the stunning sandy beaches of Rosignano Solvay, Cecina Mare, Marina di Bibbona, Donoratico, and the scenic Rimigliano Park south of San Vincenzo. The ports of Piombino and Livorno are also nearby, offering ferry access to the island of Elba.

For day trips, guests can explore historic cities such as Florence, Pisa, Volterra, San Gimignano, Siena, Lucca, and Arezzo. The nearest village is about 10 km away, while a small shop offering local products and a restaurant are located 7 km from the villa. Guardistallo is 10 km away, and Casale Marittimo is 11 km away.

About the Villa (18+2 guests)

Villa Jasmine can be divided into two separate living units:

Ground Floor:

• 2 bedrooms with en-suite bathrooms
• 2 kitchens
• 2 living rooms with TV and fireplaces
• 1 additional bathroom

First Floor:

• 7 bedrooms with en-suite bathrooms (showers)
• One spacious bedroom with a private bathroom, a double bed, and two single beds

The villa also features:

• Two outdoor terraces with long dining tables and sunshades
• Swimming pool
• Private parking

The prices listed are in euros and apply to weekly stays. Included in the price is a weekly change of bed linen and towels. A final cleaning fee applies at an additional cost of €520.00 per week for 18+2 guests and €290.00 for 8-10 guests.

Free WiFi is available in the ground-floor living area, but internet access is limited. Electricity consumption up to €150 per week is included in the price for 18+2 guests. Any additional electricity consumption will be charged separately. Please contact us for details on included electricity consumption for 10 and 8+2 guests.

An additional charge applies for air conditioning usage at €0.50 per kWh (measured according to consumption). All rooms in the villa are equipped with air conditioning. An additional charge applies for gas heating at €6.00 per cubic meter (measured according to consumption). Heating is usually only necessary for stays before May or after the end of September.

The swimming pool at Villa Jasmine can be heated upon request. Pool heating must be requested well in advance (at least two weeks before arrival). The cost for heating is €6.00/m³ (measured according to consumption). Please note: It is not possible to use air conditioning and pool heating simultaneously.

The swimming pool is closed during the periods January 1 – April 29 and October 1 – December 16, 2017, but can be opened for an additional fee of €300.00 per week.

Additional Services and Fees:
Extra change of bed linen: €10.00 per person
Extra change of towels: €5.00 per person
Rental of pool towels: €5.00 per person
Daily cleaning can be arranged upon request
For multi-week bookings, guests can choose mid-week cleaning and a change of bed linen and towels at the same rate as the final cleaning
A complimentary baby cot is available upon request. An additional baby cot is available for €50.00 per week. A complimentary high chair is also available upon request, with an additional high chair available for €30.00 per week.

The number of extra beds allowed in the villa is limited and depends on the total number of guests:

For 18+2 guests: Only 2 extra beds allowed
For 8+2 guests: Only 2 extra beds allowed
For 10 guests: No extra beds allowed
Extra bed fee: €140.00 per bed per week
In the event of a water shortage in the area, the owner may impose a weekly water usage limit. If this limit is exceeded, an additional charge of €5.00 per m³ will apply. The set limit is based on normal vacation consumption to prevent unnecessary water waste during periods of drought.

Deposit and Payment Terms:
A security deposit is required upon arrival:

€900.00 for 18+2 guests
€500.00 for 10 guests or 8+2 guests
The deposit can be paid in cash or by credit card. It will be fully refunded upon departure, provided there are no significant damages.

Upon booking, 30% of the total rental fee must be paid. The remaining balance is due 10 weeks before arrival.

Pets & Tourist Tax:
Dogs are allowed for an additional fee of €50.00 per stay.
